Refunds and deposits
How application fees, rent and security deposits are refunded or returned.
Application fees
Only the landlord can refund or waive an application fee. A refund returns the full amount, Holuway's part included, to the card you paid with; it usually arrives in 5 to 10 business days. Refunds are not automatic when an application is not approved, so ask the landlord if you think one is due.
Rent
If you paid more than you owe, the extra shows as credit on your account and the next charges use it first. Your landlord can refund credit to the way you paid. If you paid a service or card processing fee, the matching share of it is returned too.
Security deposits
Deposits are set in your lease. They are charged when the lease is signed, due when it starts, and paid like rent.
After you move out or the lease ends, your landlord returns the deposit. It first covers anything still unpaid and any deductions they list; the rest is returned to you. You get an itemized statement by email showing anything kept and why.
For landlords
On a lease's ledger, select Refund on a payment to send a tenant's credit back online, or Record a refund if you returned it another way. To refund a charge that was already paid, void or waive the charge first; what was paid becomes credit. At the end of a lease, select Return the deposit, add any deductions, choose how to return the rest, and select Return deposit.
Important: States set deadlines and rules for returning deposits and listing deductions. Check the rules where the home is.
